The initial EICR is included within the plan and establishes the property’s electrical compliance baseline. This confirms whether the installation is satisfactory or whether remedial or further investigative work is required.
If The Initial EICR Is Unsatisfactory
If the EICR is unsatisfactory, I will explain the observations and quote separately for any required remedial or further investigative work. The 12-month plan remains active and continues to provide document support, reminders, priority booking, reduced call-out rates and other agreed plan benefits. However, the property cannot be treated as electrically compliant until required works are completed.
Landlord Compliance Is More Than Just One Certificate.
The requirements depend on the property type, tenancy, supplied appliances, gas appliances, alarm type, common areas, emergency lighting and whether the property is a standard single let, HMO, holiday let or more complex building.
EICR At Least Every 5 Years
Private landlords must ensure the fixed electrical installation is inspected and tested by a qualified and competent person at least every five years, or sooner if the previous report requires it.
Report Copies & Tenant Duties
Existing tenants must be given the report within 28 days. New tenants must receive it before occupation, and prospective tenants must receive it within 28 days if requested.
Local Authority Requests
If the local authority asks for the electrical safety report, landlords must supply a copy within 7 days of the request.
Remedial Work Deadline
If remedial or further investigative work is required, it must normally be completed within 28 days, or sooner if the report states a shorter timescale.
Gas Safety & Boiler Servicing
Where gas appliances are present, annual gas safety checks must be carried out by a Gas Safe registered engineer under landlord gas safety duties. Compliance Plus and Property Care include one annual gas safety check and boiler service, subject to access and appliance suitability.
In-Service Inspection & Testing
The Electricity at Work Regulations 1989 require electrical equipment that can cause injury to be maintained safely. HSE guidance explains that checks, inspections and testing should be proportionate to the equipment, environment and use.
Supplied Appliances
In-service inspection and testing can include landlord-supplied portable equipment and supplied fixed appliances where appropriate, such as fitted ovens, cookers, hobs, extractor fans, fridges and washing machines.
Smoke & CO Alarm Duties
Landlords must provide smoke alarms on each storey used as living accommodation and carbon monoxide alarms in required rooms. Alarms should be checked at the start of each new tenancy.
Standard Interlinked Alarms
I can test standard domestic smoke, heat and carbon monoxide alarms, including typical interlinked Grade D1/D2 style systems. These are not the same as full panel-based fire alarm systems.
Grade A / Panel-Based Systems
Grade A, panel-based, larger HMO or specialist fire alarm systems should be tested and serviced by a specialist contractor to the relevant British Standard. This can be added as an upgrade.
Emergency Lighting Testing
Emergency lighting may be relevant where required by the property’s fire risk assessment, HMO licence, common areas or sleeping accommodation arrangements. Routine checks can be included where applicable.
Fire Risk & Common Areas
HMOs, flats with common parts and some holiday let or sleeping accommodation arrangements may require wider fire safety measures under fire safety legislation. Specialist fire risk assessment or fire alarm servicing can be arranged separately.

Initial EICR Included
The first EICR is included in the 12-month plan so the property has a clear electrical compliance baseline. If the report is unsatisfactory, remedials are quoted separately.
12-Month Agreement
Plans are billed monthly but run on a 12-month minimum agreement. This allows the cost of included inspections, scheduling and support to be spread across the year.
Certificate Organisation
Support with keeping electrical reports, test records, renewal dates and completion evidence easier to track, especially where tenants, agents or councils request copies.
28-Day Remedial Support
If an EICR requires remedial or further investigative work, I can explain the observations, quote where within my competence and help you understand the next compliance step.
Reduced Emergency Call-Out Rate
Plan customers receive a reduced emergency call-out rate for electrical faults, subject to availability, access and the agreed emergency call-out terms.
Gas Safety Check Included
Compliance Plus and Property Care include one annual gas safety check completed by a Gas Safe registered engineer, subject to property type, access and appliance suitability.
Boiler Service Included
Compliance Plus and Property Care include one annual boiler service through a Gas Safe registered engineer. Additional repairs, parts or unsafe appliance works are quoted separately.
In-Service Inspection & Testing
Inspection and testing of landlord-supplied electrical equipment to support compliance with the duty to maintain electrical equipment in a safe condition and prevent danger.
Maintenance Allowance
Property Care includes a £100 annual electrical maintenance allowance for minor electrical works. Anything beyond the allowance is quoted separately.
Emergency Lighting Test Support
Where emergency lighting is installed, agreed routine checks can be added to the plan. This is most relevant for HMOs, communal areas and some holiday let arrangements.
Standard Alarm Testing
Property Care can include checks of standard interlinked domestic smoke, heat and CO alarms, such as typical Grade D1/D2 style systems.
Specialist Fire Alarm Upgrade
Grade A, panel-based, larger HMO or specialist fire alarm systems can be added as an upgrade through a specialist contractor to the relevant British Standard. Pricing is confirmed per property.

Is The Initial EICR Included?
Yes. The initial EICR is included within the plan unless stated otherwise in writing. It establishes the starting compliance position for the property.

Can You Test Fire Alarm Panels?

Are Gas Safety Checks Included?
Gas safety checks are included in the Compliance Plus and Property Care plans through a Gas Safe registered engineer. Gas work is not personally carried out by Veteran Electrics unless separately qualified and registered.
Are Remedial Works Included?
No. Electrical remedial works, replacement parts, materials and repairs are quoted separately unless specifically included in the written plan agreement. The Property Care plan includes a small annual maintenance allowance, but this is subject to the agreed terms.
